Greenfield Commercial Real Estate (Greenfield CRE) is looking for a dedicated Preconstruction Project Manager / Estimator to join our dynamic team. Greenfield CRE specializes in commercial real estate development, offering a full range of services from site selection to construction management with a focus on industrial outdoor storage. As a Preconstruction Project Manager / Estimator, you will play a pivotal role in the planning and bidding of projects, collaborating with internal teams and industry professionals to ensure projects are set up for success.

Responsibilities include but are not limited to:
  • Prepare and estimate budget costs for construction projects by analyzing plans and specifications.
  • Create detailed bid documents and distribute them to interested subcontractors.
  • Resolve cost discrepancies through data analysis and information gathering.
  • Present budgets, reports, and project plans to management and stakeholders.
  • Develop competitive bids for commercial construction projects, ensuring accuracy and timeliness.
  • Work closely with architects, design professionals, and other stakeholders to ensure project goals are met.
  • Process bidding, scope of work documents, contracts, and other project-related paperwork.
  • Visit project sites as needed to review conditions and ensure preconstruction processes are on track.
  • Stay informed on building codes, safety regulations, and construction improvements.
  • Propose value-engineering solutions to optimize costs while maintaining project quality.
  • Develop and maintain a preconstruction schedule, ensuring that project buyouts are completed efficiently and within deadlines.
  • Build and maintain strong relationships with subcontractors, vendors, and internal team members.
  • Collaborate closely with the CFO, COO, and VP of Construction to align project goals with organizational strategies.

The ideal candidate should possess:
  • In-depth knowledge of building codes and construction regulations.
  • Strong written and verbal communication skills with the ability to present information clearly and professionally.
  • Excellent problem-solving, organizational, and interpersonal skills.
  • Self-motivated with the ability to adapt and excel in a fast-paced, constantly changing environment.
  • Proficient in Microsoft Office Suite, particularly Excel, ProCore, Blue Beam, and RS Means is highly preferred.
  • Strong math skills, including algebra and geometry, with the ability to interpret and work with blueprints and project design documents.
  • Close attention to detail and ability to manage multiple tasks simultaneously.
  • Experience with mechanical, electrical, and plumbing installations in commercial construction.
  • Ability to work independently and as part of a team.
